I understand your point from a financial and inventment standpoint, however if you are buying because it's the best place you would want to live for an indenfinite period of time than paying more than others would might not be so bad. Especially, when you go to bed hearing the coyotes and wake up to song birds and deer in your front yard if that's important to you.

I think it is best to buy the most you can afford in an area that is of the greatest appeal because you cannot put a price on peace of mind.
I do think the old rule of not buying the most expensive home in the neighborhood should be considered as well.
Because...when you buy in an area you like, eventually when it comes time to sell, others will by for the same reason.
